Q. Isn’t this just “flipping” houses?
A. No. We only deal in investment properties that will net a 15% or greater return. These properties are designed for our investors to hold for a period of ten years. During this time the investor will be receiving mortgage payments from the tenants of the property on a CONTRACT FOR DEED, which will equate to at least a 15% return on investment over the recommended ten year period.
Q. What happens after I purchase a property?
A. SJoseph Development Group, LLC. will deliver a turnkey investment within 60 days or less after close of escrow.

Q. What happens if the tenant does not pay?
A. The new home owner is not a rental tenant therefore a judicial foreclosure what be implemented at the expense of the investor. However this is the reason why we have structured a Contract For Deed to give new home owners an incentive to keep and or stay in their home by building equity with every payment made.
Q. Why do you only offer Contract For Deeds with 120 month deals.
A. We believe that there is an overall incentive for the new home owner to take pride in a home they can afford. We also believe it will create safer neighborhoods and restore faith in those who were previously unable to afford a home due to lack of traditional Banking criteria on loans under $50k.

Q. Do these properties still require rehabbing or require any additional work?
A. No. All of our properties have been fully rehabbed and currently have tenants residing in them.
Q. What if there is a maintenance issue on the property?
A. The Tenant of the property becomes the home owner pursuant to the Contract For Deed, thus assumes all responsibilities of the property including but not limited to repairs and maintenance of the home.
Q. What cities do you offer homes in?
A. We currently offer homes in a select number of cities including Dayton, OH, Cleveland, OH, Cincinnati, OH, Kansas City, MO., St. Louis, MO., Atlanta Metro.
Q. Why do you only offer properties in these cities? Do you have plans to offer properties in other locations in the future?
A. Currently we offer properties only in theses cities as a result of our desire to yield high returns to our investors. We believe that this business model works well in cities where properties can be acquired at a price attractive enough for both investor and new home owner, At this current time SJoseph Development Group is actively researching other markets for future investments..
